We sold this mini-farm in Sumner County for $195,000 over list price, quickly and easily for our sellers.
The sellers were actually also buyers of ours who had been looking for something a little bit smaller, and we were able to find them what they wanted, off market, in a quick, easy sale.
That meant we needed a good marketing plan to get their large Sumner county property sold in a quick and easy manner – and they also really wanted to maximize the purchase price for it.
So, we put together a targeted marketing plan for their unique property, using our tried and true plan to get homes sold when sellers want, for what they want.
This gorgeous property has two barns and several acres, so we specifically targeted people who had searched for farm properties, equestrian properties, luxury properties, and properties in Sumner County to get this property in front of those potential buyers.
We got this home out there where everyone would see it – we put it on Facebook, Instagram, Google Ads, and YouTube, – and then we also spoke with every single realtor who had sold a home in Sumner County in the last 12 months, and made sure they saw this property.
It had an enormous result for us – we has 23 showings on the first day, and multiple offers over list price, and the price just kept getting bid up until we landed at $195,000 over list price. We didn’t price the home very conservatively to begin with – we priced it at a number that our sellers would have been very comfortable selling it, so needless to say, they were thrilled with the final result.
By launching a marketing plan that generated that level of interest and drove the price up to well over list price, our sellers were handed an offer with great terms that closed quickly and easily so they could enjoy their new home without having to think about their former property.
